BMS Management, Inc. (“BMS”) is a privately owned real estate company that was formed in 1990.
BMS owns and manages over two million square feet of commercial properties in the greater Houston area.
The company’s portfolio is comprised of office buildings, shopping centers and downtown parking garages.
The corporate office is located in the Whitney Bank - River Oaks building at 4265 San Felipe, Suite 550, Houston TX 77027
just inside the 610 West Loop. All leasing, accounting, human resources, property management, construction management and
acquisition functions are handled through this office.
The company also has a property management satellite office at 10375 Richmond to better service its tenants in west Houston.
BMS provides a multitude of services including but not limited to:

- Property Management – complete management of all aspects of operations on its properties including financial reporting.
- Construction Management – coordination of construction including tenant improvements, exterior upgrades, interior upgrades and improvements to the central plant and mechanical systems.
- Leasing Coordination – works with its listing agents to facilitate the leasing of vacant space, the renewal of existing tenants as well as negotiations and preparation of all documentation.
- Acquisitions – reviews new purchase opportunities within the greater Houston marketplace by working directly with selling owners and investment brokers.
- Development – planning and development of investment properties such as the 1,200 car McKinney Place Garage in downtown Houston.

The BMS staff includes property managers, property engineers, leasing, administrative and support
staff under the direct supervision of Mr. Philip M. Schneidau, CPM, CSM as president. Mr. Schneidau has over thirty (30) years of experience in real estate management (including 10 years as head of Grubb & Ellis’ Houston management operations).
The company’s management approach combines attention to detail with prompt and courteous tenant servicing by qualified staff members who strive to provide the highest level of customer service.
Separate from its real estate activities, BMS has a strong belief in its obligation to participate in and encourage civic/charitable work. As such, BMS has been a regular contributor to charities such as Texas Children's Hospital Pediatric Intensive Care and PICU floors, the VHL Family Alliance, 100 Club (as a lifetime member), Child Advocates, Christopher Reeve Foundation, National Road Safety Foundation, Appeal of Consciousness Foundation, Harris County Children’s Protective Services, Houston Area Women’s Center, American Red Cross, YMCA, American Heart Association, I Have a Dream-Houston, Sunshine Kids, T.I.R.R. Foundation and Make A Wish Foundation.
